We learned about Ben through a referral (good sign from the beginning) as we had a complicated situation in the midst of an eviction process. The property was in very poor condition and required significant repairs. In short, the place was wreck in a very lucrative area. The challenge was that the property was in the Santa Cruz area while we lived in another city four hours away. As distance was a huge challenge, Ben was able to seemlessly organize the clean up and repairs of the property and took care of all of the details for us, so that the house could be listed for sale in the shortest amount of time. Throughout the process Ben was always available to answer questions during and kept us in the loop. He was quick to respond to emails and phone calls as well. After all was said and done, the house was on the market for less than a week and we had multiple offers. The property sold for more than the listed price without a hitch! When we decided to put our Seacliff home on the market we knew we had to meet with Ben. Not only is his office in Seacliff, but he also lives in and loves the neighborhood. Selling your 1st home isn't always the easiest. We had a lot of questions and concerns. Ben was always available for advice and informative. He is very professional and really knows Real Estate. We needed a little yard maintenance and Ben connected us with a great landscaper that was affordable and dependable. The landscaper's wife was a cleaner. Ben is a highly skilled and knowledgeable real estate agent. After working with him for 6 months and purchasing a house with Ben as my agent, I can without a doubt recommend Ben at the highest level and I would absolutely use him again for purchasing or selling my home.Being very good at research and understanding of markets myself, I never really believed in the value of an agent. Ben completely changed my perspective on this as he masterfully understood what I was good at, and then complemented it perfectly in ways that I wasn't strong -- in particular with understanding of construction (cost of repairs / what repairs needed), things to look for -- including the area (so things like code violations, ability to make landscaping changes, etc), and more. Ben also ultimately made my deal happen. Through a listing of his, he found a buyer (of his other listing) that had a house that he thought we would love. Once he identified this potential opportunity and verified that we would be interested, he masterfully brought the deal to fruition. I think Ben is excellent in areas that matter such as area knowledge and negotiation skills. But there are some specific things that really impressed me with Ben. Perceptiveness When I was looking for an agent, I never would have thought that I would value this trait. Specifically, Ben understood what my wife and I were looking for and I could always trust his judgement of a place. This was very helpful as I was not living in the area at the time. Additionally, Ben was always able to read my wife and I, and ultimately the seller as well, to understand how we were feeling about things -- and then he did the right thing to address it. For example, I had some hesitancy after inspections as a number of things we didn't anticipate popped up. Ben proactively addressed it and made it good before I even had to really say anything to him. On the seller side, he knew the seller didn't want to be heavily involved, so Ben himself paid for certain things to keep things moving - such as the roof getting cleaned so inspections could happen. He just knew the right thing to do at the time and did it. Honesty I genuinely think Ben is a good person and wants to do right by all. In my case he was both buyer and seller agent for the deal. Ben never once told me more than he should have as seller agent -- which gave me high confidence that he was doing the same with the seller. He told it straight and was honest on both sides of the deal. Ben is very well connected as well in the area. Every inspector, mortgage broker, and attorney I spoke with knew Ben and always had great things to say about him. He really has a great reputation in the area. There is a reason Ben does some of the most deals in the area. He is knowledgeable in all the appropriate areas he should be, he is honest and a good person, and he is perceptive enough to know exactly what needs to be done or said at the right time -- and he does it.

Ben was the greatest at showing us a house that my wife and I fell in love with and at Marketing our Santa Cruz Beach House. He is very well versed in the marketing and advertising of properties and had us 3 offers within one week of our home being on the market. I really didn't know what to do about most of the house, and just felt 'stuck'. Couldn't sell it like it was, but didn't know reputable, responsible contractors to hire. . . didn't know what to fix vs what to let slide. . . or funds to fix half of what should have been, anyway! When showing a house Ben takes the time to show all good and evil with regards to foundation and Structure, location, traffic patterns, pests and mold, noise pollution, weather patterns, possible drainage problems and other limitations on the property. He was never forceful nor did he ever put pressure on us. Ben has mastered the intricacies of financing and the burdens of meeting deadlines. When it came time for bidding Ben offered his advice but never pushed us in any way. He has been in business long enough to be well connected in the local RE business. Many of his peers have mentioned to us how they respect him, which goes a long way to seal deals. He is always responsive to calls and texts, and will answer all your questions. Im a sometimes demanding lawyer who cant be an easy client, and I rarely write reviews and almost never give a perfect score. But Ben and his team (Sarah, Tarra...) deserve it in this case. Following our research with them including hunting homes on Zillow and other websites, and after only 2 days of on-the-ground house hunting, they found us a sunlit 3 bedroom 3 bath house with beautiful interior space large kitchen with top of the line appliances, big great room with wood-burning fireplace, French doors to back deck and spa and more French doors from master sitting room to deck and varied, colorful grounds, walk-in closet, high end renovated bathrooms all on a very nice street in Aptos close to shopping and other amenities; and, most important from our perspective, close to the terrific beach (less than a 5 minute drive, and only slightly longer bike ride or walk). In the short-term this is our second house/beach home, but the idea is to move there permanently if my adult children who live in San Francisco and are as excited as we are dont confiscate it first. After finding the right property, Ben then smoothly and patiently shepherded us through not only the usual steps (inspections, sundry paperwork, recommending service providers and contractors, etc.) but a somewhat tricky Contract (and post-Contract) negotiation with a Seller who hadnt found another place and wanted more time before moving. Ben is the best real estate agent we have ever worked with and we have bought and sold many homes over the years. We live on the east coast so only could see homes during our visits to our daughter. Each visit Ben was available and prepared with houses to visit and with advice. Once we found a home, he expertly helped us with the negotiations, inspectors, title corrections and the closing. Not only did he masterfully guide us on each step of the way he was there for us even after we bought. Also his team was responsive and on top of each step.
